Q: Will you be listing my house on the MLS or actually buying it?
A: Great question. We’re not agents, and we don’t list houses. We are professional home buyers: We buy houses in Ontario that meet our purchasing criteria. From there we may repair the house and resell it to another home owner or keep it as a rental ourselves.

Q: How do you determine the price to offer on my house?
A: Great question, and we’re an open book: Our process is very straightforward. We look at the location of the property, what repairs are needed, the current condition of the property, and values of comparable houses sold in the area recently. We take many pieces of information into consideration… and come up with a fair price that works for us and works for you too.
Q: Are there any fees or commissions to work with you?
A: This is what makes us stand out from the traditional method of selling your house: There are NO fees or commissions when you sell your house to us. We’ll make you an offer, and if it’s a fit then we’ll buy your house. No hassle. No fees. NO Obligation. We make our money after we pay for repairs on the house (if any) and sell it for a profit (we’re taking all of the risk here on whether we can sell it for a profit or not, once we buy the house from you… the responsibility is ours and you walk away without the burden of the property and it’s payments… and often with cash in your hand).
Q: How are you different from a real estate agent?
A: Real estate agents list properties and hope that someone will buy them. The agent shows the properties to prospective buyers if there are any and then takes a percentage of the sale price if they find a buyer. Oftentimes, the agent’s commission is 3-6% of the sale price of your house (so if it’s a $600,000 house, you’ll pay between $18,000 – $36,000 in commissions to an agent). Agents provide a great service for those that can wait months to sell and who don’t mind giving up some of that sale price to pay for the commissions. But that’s where we’re different: We’re not agents, we’re home buyers. Our company actually buys houses. We don’t list houses. Since we’re actually the one buying the house from you, and we pay with all cash… we can make a decision to buy your house within a couple days (sometimes the same day).
Q: Is there any risk or obligation when I submit my info?
A: There is absolutely zero risk or obligation for you. Once you tell us a bit about your property, we’ll take a look at things, set up a call with you to find out a bit more, and make you an all-cash offer that’s fair for you and fair for us. From there, it’s 100% your decision on whether or not you’d like to sell your house to us… and we won’t hassle you, won’t harass you… it’s 100% your decision and we’ll let you decide what’s right for you.
Q: Do you buy condos?
A: Yes we also buy condos including condo apartments and condo townhomes. We will even pay for and order the status certificate.
Q: How fast can you close on my property?
A: The minimum time to close is 7 days or we can wait until you are ready to move even if its months away. We buy houses cash so we don’t have to wait for a bank to provide traditional financing.
Q: How does this process work exactly?

If your property qualifies, we will set up an appointment for to meet you personally and view your home. Q: When you buy my house, do you actually pay me cash?

Q: My house is currently listed with an agent. Will you still buy it?
A: We typically buy homes off market but will consider your listed property if it has been listed for awhile (at least 30 days) and looking for a fast sale or you are planning to terminate the listing with your sales agent.
Q: I need money now for a down payment on a new house, or I won’t have a place to live after my home closes. Can you help me?
A: If you are in a sticky situation where you need upfront money for a down payment or need to pay off existing debt we may be able to help ONLY if there is enough equity in your home for us to provide you with a mortgage. Very few buyers can actually offer this option which is why selling to us is beneficial for a lot of sellers.
Q: Can we use the same lawyer?
A: For any purchase and sale of real estate, the buyer and seller must have separate legal representation. If you do not have a lawyer, we can refer one to you. Your lawyer will hold our deposit, transfer the deed, and release the balance to you (after any and all liens and debts are cleared) on closing.
Q: My home is a mess. Can you give me some time to clean it before you come buy it?
A: We buy homes as-is, regardless of the condition or how dirty it is, so there really is no need to clean your house before we see it. That’s the benefit of selling to us…you don’t have to clean and stage the house to impress potential buyers or the bank. We’ve seen houses in all types of condition so it is unnecessary to make your home showable. It won’t impact our interest or ability in buying your home.
